Pre-Plaster Inspection & Insulation Batts Installed

Hi All,

Quick update! The inspection has gone trought with very minor recommendation. There is some gaps that need to be to be filled up or the frame need to be extended to fill the gaps.

There is one point from frame inspection in regards to extra lintel to kitchen bulkhead that Carlisle has refused to fix because they state it is as per display house. I ask them how can i confirm that unless we rip the plaster out at the display house and see the frame and still waiting on an answer.

Our lounge window is cracked (not sure why) and will need to be replaced by Carlisle. Still not sure why they need to install windows so early in the process considering it is very fragile.

Also, there is a broken water pipe near the planned hot water system unit that need to be replaced.

Other than that, all is good, the insulation batts installation has started and the brick laying has also started.

  1. So much progress and I haven't even commented on your last post yet!

    I'm keen to know more about the extra lintel in the kitchen bulkhead, as I'm going to be using the same private inspector as you and since I'm building the same house, it pays for me to learn these things now :)

    Bugger about the broken window and pipe! :( At least it's the builder's responsibility to fix.

    I must say the noggins aren't quite as neat as what I suppose I'd imagined they would be. I'll have to be sure to take photos of mine so that I have a reference for when I go to hang something up.

    1. For the lintel issue, the construction manager (ss's boss) call me today to explain.

      He told me that every westwood house with private inspection always come up with this issue. However there was never any problem and he never put any lintel on them.

      He request a letter from the truss vendor to explain that a bulk head does not need a lintel and it is not a load bearing wall.

      My inspector state that it is not a must to put a lintel but it is better to put one, so i think i can live with that.

      Noggins is extra things that I add, the normal one is only one line in the middle, i put an extra 4 for future wall tv hang location ;) the way is it put is depending on the carpenter and i dont mind as long as it is in the right height :)

      The brick is halfway done now, should be finished on this weekend update!

  2. Ah, that's ok then. It goes someway towards helping to explain why I wasn't allowed to remove the bulkhead above the kitchen overhead cupboards. I was told that there was a huge beam above there and that the bulkhead hides it, so they can't remove the bulkhead (even though I would've liked the extra space). That's got to be somewhat reassuring that although it'd be better to have one, it's not essential.

    I've added noggins to my house for paintings, TVs and towel rails, so I understand your reasoning perfectly. As you say - as long as it's the right height, it doesn't need to look neat because it'll be hidden behind plaster anyway. :)

  4. Thanks for every other informative site. The place else may just I get that kind of information written in such an ideal means? I have a venture that I’m just now operating on, and I have been on the look out for such information. attic insulation removal and replacement
